Here we are already in August. I didn’t run the June housing numbers because life got in the way, but here are some numbers from July!
Homes on the Market: 462
New Homes on the Market (built 2006 to current): 167
Least Expensive: $25,900 (two mobile homes in Driftwood Village) and $94,900 (site built home on Brookridge in Dove Creek subdivision).
Homes more than $200,000: 89
Most Expensive: $464,900 (5 bedroom, 3 bath, 5300 square feet with a recording studio on Moore Way in Madison Square subdivision)
Pending Homes (sold, but not closed): 66
Homes Closed (July 1 – July 31, 2007): 68
Homes Closed (Jan. 1 – July 31, 2007): 451
Homes Closed (July 1 – July 31, 2006): 98
Homes Closed (Jan. 1 – July 31, 2006): 592
Again, we’re seeing a drop in LaVergne home sales by more than 25%. Just heard today that American Home Mortgage is closing its doors after originating $59 billion in loans last year. The AHM office in Smyrna just relocated to a swanky new building earlier this year. Wells Fargo (so I hear) is making drastic cuts in the number of loans. Grim, but not hopeless!

Wow, how do we get more homebuilders constructing 5300 sq. ft houses in our city instead of 900 sq. ft. housing?
I am happy with my 1800 square feet, but I wish I had it all on one story.
Actually, I wish I could get Kathy to list mine, but I would have to do a lot of work first.
yes, I guess I should clarify. 1800-3000 sq ft is a great size for a family. I guess I’m concerned because I drive through newer parts of LFE where there are tiny houses and 5 cars parked out front. I lived in a 1200 sq ft house that was a great starter home; but that’s all it should have been.
Agreed…I wouldn’t refuse a 5300 sq foot house, though.

My friend who I’m in Pigeon Forge with right now (I know, bad sentence… forgive me)… lives on Moore Way. She said that house was “added to” significantly. In other words, it wasn’t the builder, it was the owner. AND if any of you want to list your homes, by golly I can sell ‘em! Just sold one in LFE in 12 days.
The secret is it has to be priced correctly and in good condition. The challenge is that most people usually think their homes are worth more than they are. The appraisal came in $500 more than the sales price, so we had it right.
