		<description>I have to agree with you that unfortunately we are probably not at the bottom of the housing market. In my opinion it is simply supply and demand, and as long as the supply (of houses) continues to be greater than the demand, housing prices will drop. I know in my subdivision which has homes priced from $180k - $230k, there are several homes that are vacant and have been vacant for over a year.

So a better question is how do we increase the demand for new housing? Well, low interest rates in the early part of this decade spurred demand, but as we see that was temporary. If someone lowered interest rates to 1% today, I guarantee demand would spike, but at some point rates would have to increase and we would be back in this same position.

I think the fact is we will need to see home prices return to the level they should have been at historically. The median home price in the US in January of 2001 was $171k . Based on an assumed growth rate of 3%, the median home price in 2005 should have been $184k, but it was actually around $230k. 

Home prices for 2008 should have been around $200k, but they were actually around $220k. Based on this, home prices still need to fall another 10% to return to historical norms, meaning we won&#039;t see 2007 prices again until around 2013.</description>

		<description>Getting into La Vergne proper from the I-24 area is a pain at the best of times.  The stoplights are annoying, people zoom past you on the right (you know you&#039;ve done it!), and the whole stretch is generally annoying to drive.  We tend to head down or up 24 for our needs.</description>

I&#039;ve said many times before, I wish Penn Station east coast subs would come here.  There are only 2 in &quot;Nashville&quot; area, one in Belle Meade and one in Murfreesboro.  Great subs...go try them!

I&#039;m soooo happy hear about Waldron Rd.  I really really really wish and hope that it brings in more &quot;real&quot; retail (not dollar stores, laudromats, tabacco stores, you get the picture).  I love seeing new things built in our city and changes being made.  Next, let&#039;s get this economy up and running and get our &quot;Shoppes of Lavergne&quot; started.</description>

		<description>I will say again that I disagree with that. If you take down signs yourself instead of notifying codes, the signs will come up again. You cannot fine someone for violating our sign ordinance. Codes can!

And as far as the neighbors yards, I agree with you if it&#039;s a rental as far as contacting the owners, but if it is a neighbor who you don&#039;t know well, you don&#039;t know how that neighbor is going to react. I would say get to know your neighbors so you can talk to them, but if you don&#039;t know your neighbors, again, codes has the power of enforcement, we do not. 

I agree we should stop waiting for &quot;someone&quot; to do something. My only issue is that you should use the resources that are provided to all citizens (LPD, codes, etc). It&#039;s akin to watering your lawn with a watering can when you have a sprinkler system installed. Sure, the watering can would work, but there&#039;s a better way.</description>

		<description>Steve&#039;s untimely death definitely put a damper on things at our house.  No, he wasn&#039;t perfect by any means, but he was still adored here in Nashville for both his charitable work and as the face of our beloved Titans.  I truly regret that he did not get the chance to retire as a Titan . . . there was talk of him signing a one-day contract to allow that (a la Jerry Rice), but I guess it just never came together.  I was also hoping that he&#039;d get the chance to mentor/coach Vince Young, but that&#039;s a whole separate issue that I don&#039;t want to get into at the moment.

RIP #9 . . . you will be missed.</description>
