This is a total commercial, but I want to get this out to bloggers first. I expect to list a home in about three weeks in LaVergne. It’s 2500 square feet, 3 bed, 2 bath on 1.4 acres. It has an in-ground swimming pool, a hot tub in the sunroom, a 3-car garage, and a barn with two horse stalls. It will likely go around $225,000. If anyone is interested, start talking to your lender now because it’s in a highly desirable area of LaVergne and will go FAST.
Alderman Dennis Waldron has stepped up to the plate and is the first LaVergne official who has responded our blog. I think his heart and mind are definitely in the right place to keep this community growing in a positive, organized way. Here’s the letter I received from him by email (sorry if the paragraph breaks are off – when I pasted I lost them):
In 2004, I was elected Alderman of the city of La Vergne. I knew it would be a great opportunity to serve my community and a huge responsibility to serve a fast-growing city of more than 24,000 citizens. Not to mention nearly 160 city employees. With my family roots going deep into the La Vergne area and serving on the La Vergne Planning Commission, I felt confident that I was up to the challenge.
My first year as Alderman, I worked with council members to balance the budget without a property tax increase and helped pass a number of improvements some of which are already completed and others which are to be completed in the near future.
I have worked hard to keep La Vergne headed in the right direction and have kept La Vergne’s best interest as my priority.

Our braintrust got together at the Pea-Pod Restaurant on a fluke this afternoon. Ivy got her chicken legs, Kathy got her chicken legs, and Chip had the chicken parmessan. We did run into one of our aldermen, Dennis Waldron… shout out to Mr. Waldron! I gave him our blog address and told him there are a lot of really great ideas here on how to improve our wonderful community (like a community pool, different name for new school, etc.). I’m hoping he’ll check us out and comment! So say hello to us Dennis! :::Smile::: Mr. Waldron did tell me that there has been discussion over the years about getting a community swimming pool. We would sure love it! As we said in a previous post, we want one with a water park (fountains, etc. for the younger kids), deep enough for diving boards, and big loopity-loop slide that goes into the water. It could have a concession stand with snowcones, water, etc. (don’t sell Baby Ruth bars though). We are ready! We’ll even serve on whatever committee you put us on!
The PeaPod really is a nice place for friends to gather. Here’s a slogan for them: Where Old Friends Meet and New Friends Are Made. The people there are so nice. I like that they bring you your drinks and refills. I like that the owner or manager (I’m not sure) comes around and asks how everything is. And it’s good food (not the greasy spoon that Ivy likes, but she was out-voted). You should try it.

Bake Sale/Yard Sale for Missing Smyrna Girl’s Family This Weekend
The Meadow Wood “Kids” of the Meadow Wood Apartments complex at 600 Nissan Drive in Smyrna, TN will be having a Bake Sale/Yard Sale this Saturday to help raise money for the Guerra family. The Guerra’s daughter, Analyce Guerra, went missing on Sunday night/Monday morning. If you are interested in donating baked goodies to the bake sale, please deliver them to the office no later than 6 PM on Friday.The Apartment complex already planned a yard sale but if you have items that you wish to sell and donate proceeds to the family, you can do that as well. Michelle McManus coming to you live from Meadow Wood Apartments where a young girl has come up missing. Early this morning around 4:00 AM a phone call was placed to the Smyrna, TN Police Department. I can attest that they were here searching at approximately 4:15 for the missing girl.
Please pass the message along that this little girl is missing. Police are following up on leads. A candelite vigil is talking place as I blog. Please help. There’s been an Amber Alert issued by Smyrna Police Department.
Analyce Guerra, age 1 (16 months) , has been missing since last night. Her mother, a local resident of Meadow Wood apartments, says that she put her baby to sleep last night and woke up around 4 A.M. to find her baby gone. If you have ANY news/leads/anything, please call Smyrna Police Department. Update: 7:30 PM. There’s no coordinated effort this evening to search anywhere. I feel so ineffectual. I’ve searched myself… Apartments were searched. Hound Dogs were here. Infrared was used, as I understand. They’ve scanned a 4 mile radius. Still missing. They blocked off the apartment complex earlier. I came in and out without issue, however, when I got in.
I’m posting this to test if it also vanishes. It didn’t but my other one did, so here I go again. I put together my monthly real estate mailing earlier today. It was a cute one (If you want on my mailing list, let me know. If you’re already on it, you’ll get mail on Monday). But part of the mailing was pretty serious. I did a quick market analysis to check out the absorption rates/inventory of homes.
My findings: LaVergne, Murfreesboro, and Rutherford County are a sellers market with a 2.23, 2.12, and 2.87 month supply of homes, respectively. In Smyrna and Nashville, however, it is a buyers market with a 6.72 and 7.29 month supply. That means that if you price your home correctly in the sellers market, it should be sold within two months (other items factor in, of course like condition, new paint, new carpet, etc.). If you sell your home in Smyrna or Nashville, the buyers market, it could take up to 7 months (especially if you price it high).
I haven’t done this analysis with other counties, but certainly could if anyone was interested (let me know what area you want to hear about).
I hate traveling Blair Road. If you are at familiar with LaVergne’s side of Blair, it’s narrow, no shoulder, the edge is falling into the ditch. The road is curvy, has limited to no visiblity, overgrown trees. All of these combined make it a very dangerous road to travel. Especially in a bus! Now I keep saying I’m going to take pictures of this.
About two years ago, I was traveling down Blair Road and another bus(Daycare) wasn’t willing to share the road. That bus hit my mirror and caused the glass to shatter. I was very upset. A few days after this incident, a dumptruck and I were on this road, I STOPPED! I’m not going to try and pass anything on Blair Road! The truck tried to pass me and went into the ditch. Rumor has it that I ran the truck off the road. Now how can I do that if I was stopped? Hmmmmm
Anyhow, if you don’t have to travel down Blair Road towards Waldron Road then DON’T!
